DEVELOPMENT OF A NEW 50,000 SQ. FT. WICKES EXTRA STORE IN HARROW

Added value/development profit £10 m, 100% of previous market value.

Development activities included site assimilation, contract negotiation, lease negotiation, design and build, completion and subsequent sale.

 

SUBDIVISION AND RE-LET OF FORMER COURTS-OCCUPIED NEW MALDEN LOCATION

Vacant possession was acquired on 40,000 sq. ft. building with open A1 planning consent.

New leases negotiated with MFI and TK Maxx at a combined rental value materially in excess of the former occupier.

Re-letting increased the market value by approx. £5 m, approx. 50% of the original valuation.

 

LEASE RE-GEAR WITH WICKES RETAIL BRANCH IN NORTH LONDON

A reverse premium was paid to Wickes in exchange for a new 25-year lease and an advantageous settlement to an outstanding rent review on previous tenancy.

Terms included annually compounding rental uplifts of 3 %.

Lease re-gear increased the market value by approx. £4 m, approx. 35% of the original valuation.

 

DEVELOPMENT OF UK ASSISTED LIVING FACILITIES IN FULHAM, LONDON

Raised funding, negotiated an operator JV agreement and identified sites for development.

 

SUCCESSFUL DEVELOPMENT OF A3 RESTAURANT PREMISES

Locations include Cardiff (Burger King), Friern Bridge (McDonalds), Romford (Pizza Hut) and Plymouth (Pizza Hut), each approx. 3,000 sq. ft.

Development involved application for planning permission, contract negotiation, design and build, lease negotiation and subsequent handover.

Each asset netted approx. £1-£2 million added value.

 

PRIME RESIDENTIAL HOUSING DEVELOPMENTS IN LONDON

Acquired four prime residential sites in Kensington and Chelsea without planning consent for £100 m.

Sold three of the sites for £100 m.

Developed one of the sites to completion, sold for £256 m (GDV), profit approx. £40 m.
